This stunning new home constructed in the Royal Bay Development in Victoria BC has unimpeded views of the Olympic Mountains and Juan De Fuca Straight to the south and downtown Victoria to the east. Designed by Michael Nixon of Broadmead Designs and built by Peter Schultze Construction Ltd.
This home was built on a lot having a vertical drop of over 35 feet front to back within the building envelope which created many challenges relating to the new home construction.
The intent during the design process was to take full advantage of the view while still taking into consideration the physical limitations of building on a site more natural to the Mountain Goat. We have achieved our goal.
This home contains full height kitchen cabinetry built with solid wood doors and full plywood box construction custom built by Dan Johnson Woodworking as well as solid surface countertops using Cambria Quartz www.cambriaUSA.com supplied by Colonial Countertops in Victoria BC. All main floor living areas are finished in solid maple flooring.
Access to the rear yard is achieved through a spiral stair custom built for this home by Jim Guenther of Iron Art and Fabrication .The spiral staircase accesses both rear decks as well as the rear grade of the home. This feature is a work of art.
Oak Bay Bike Building
Located at the corner of Fort Street and Foul Bay in Victoria this new building was designed by Franc D’ambrosio of D’ambrosio Architecture+ Urbanism and constructed by Peter Schulte Construction Ltd.
As is evident by the pictures Franc designed the building with a contemporary feel using Rheinzinc panels along the mid section and the roofline of the building and heavy glue lam beams and concrete giving the building a distinctive modern west coast look .The use of glass block in the lower area beneath the display shelving gives the building a look of levetation.The building blends into the neighbourhood beautifully using only the highest quality building products available.
Constructed in 2002/03 the building won a CARE Award for the best commercial building for that year.
Grunberg Residence
This beautiful home located in Victoria BC was designed by Sebastian Butler of DGBK Architects’ and built by Peter Schultze Construction Ltd. This home was entered in the British Columbia housing awards known as the Georgie Awards in 2009.Placing in the top five of over 90 entries as a silver finalist it is a testament to the superior quality in workmanship, materials and design.
We tried to preserve much of the character of the existing home in the new design by including Arts and Crafts influence combined with a little ‘Provence’ reflected in the landscape features, window trims and wrought iron railing details. Rich materials were employed such as the heavy timber veranda, the stone base to the home, slate roof tiles and beautiful wood windows. The grand interiors are developed along a theme of dark stained wood and white trims employing dark granite counters and feature floor areas. The sweeping curved stair at the entrance connects the upper and main floors with a beautiful sky lit open space adorned with an antique chandelier. The great room captures all of the sunken court via a French balcony adding again to the connected felling of the basement areas of the home.
The client was keen on building a home of the highest quality and detail and was keenly interested in it fitting well into the neighbourhood which has been masterfully achieved through thoughtful and sensitive design.
This home is equipped with the latest in energy saving appliances from high efficiency instant hot water heaters, high efficiency forced air heating and a heat pump for heating and cooling.
Central Saanich Residence
This new home was designed by Helen Pang, a young and upcoming architect working out of Vancouver BC. This home has a very open and modern feel.
The most interesting feature on this home is the stairway leading from the main floor living area to the upper floor bedrooms. Built from Paralam Beams for the structural components wrapped in MDF with a painted finish. The stair treads are constructed from vg fir with a stained finish. The metal handrail is made by Iron Art and Fabrication.
The solid wood cabinetry is custom made of Beechwood with a quartz solid surface countertop.
The new home is located in Central Saanich, a suburb of Victoria.

Royal Bay Family Home
This new home was designed by Will Pereboom of Victoria Design. The home is a level entry home with minimal steps. The unique feature on this home is the main entry door custom made from vertical grain old growth fir. The door unit is seven feet wide and eleven feet tall and is a breathtaking entry statement.
Other features in this home include a custom kitchen by Kitchen Craft and high efficiency domestic hot water and a high efficiency furnace.
The flooring in the main living area is full ¾” American Cherry finished in an environmentally friendly water based finish.
The combination great room and dining room are separated by a few steps giving each room its own feeling of space.
